Information we collect about you
When do we collect information?
We will collect information from you when you register with us, apply to use any of our services, become our client, or contact us in person, by telephone, by email or by post. We also collect information from you when you provide feedback or complete a contact form on our website.
We may collect information about you from fraud prevention agencies and other organisations when we undertake checks such as identification verification checks, as explained further below.
What information will we collect and why?
We may collect the following information depending on the service provided:

  • Your contact details, such as your name, address, telephone number and email address;
  • Your date of birth, nationality, country of birth, country of residence, employment status and tax identification number (i.e. National Insurance Number);
  • Passport details, driving licence and utility bills;
  • Your place of study and your student number;
  • Details of the services you request from us;
  • Any records held by financial crime prevention agencies, on the Electoral Register and by providers of utility services; and
  • Details of your employment status, income and source of wealth.

In some cases you are not obliged to provide any personal data to us, but if you have requested information or a service from us, we will not be able to provide it without certain information, such as your contact details. Before we can begin providing you with our services, we need to obtain certain information about you, so that we can verify your identity in order for us to meet our obligations under the Money Laundering, Terrorist Financing and Transfer of Funds Regulations 2017 and any other applicable legislation and for the purposes of crime prevention and fraud prevention.
You are obliged to provide this information and if you do not provide it, we will be unable to provide you with our services.
We also collect information from you when you voluntarily complete customer surveys, provide feedback or complete a contact form on our website.

Our Website makes use of cookies. Cookies are files which our server uses to identify your computer. Cookies cannot identify which person is using the computer.
Homie uses cookies to understand site usage and to improve the content and offerings on our site. For example, we may use cookies to personalise your experience on our web pages and to provide you with a better service.

  • to help protect your information and prevent unauthorised access to it;
  • to deal with any queries, complaints or problems reported by you;
  • to generate statistics relating to use of our website, such as the popularity of certain features or services. We do not use personally identifiable information for these purposes;

1. Introduction

Homie, Homie Management Limited, TKO Homie HMO Limited or TKO Homie Newcastle Limited (“we”, “us”, “our”) operates a Refer-a-Friend scheme (“the Scheme”) that allows eligible customers to earn a reward when they refer a new tenant who goes on to book and commence a tenancy with us. By participating in the Scheme, both the Referrer and the Referred Friend agree to be bound by these Terms and Conditions.

These Terms and Conditions should be read alongside your Tenancy Agreement and any other terms that govern your tenancy with us.

 

2. Definitions

In these Terms and Conditions, the following terms have the meanings set out below:

  • “Referrer” means an existing or prospective tenant of ours who refers a Referred Friend to us under the Scheme.
  • “Referred Friend” means a person who has been referred to us by a Referrer.
  • “Reward” means the sum of £100 (one hundred pounds sterling) payable to each of the Referrer and the Referred Friend in accordance with these Terms and Conditions as a voucher
  • “Qualifying Conditions” means the conditions set out in clause 4 that must be satisfied before either party becomes entitled to a Reward.
  • “Tenancy Agreement” means the legally binding agreement entered into between us and a tenant for the occupation of student accommodation.
  • “Deposit” means the sum payable by a tenant in accordance with their Tenancy Agreement as security against damage or unpaid rent.
  • “First Instalment” means the first scheduled payment of rent due under the Tenancy Agreement.

 

3. Eligibility

3.1 Referrer Eligibility

To be eligible to participate as a Referrer, you must:

  • be an existing or prospective tenant who has entered into a Tenancy Agreement with us; and
  • not be an employee, officer, agent, contractor, or family member of an employee of ours or any of our associated companies.

3.2 Referred Friend Eligibility

To be eligible to participate as a Referred Friend, the person referred must:

  • be a new customer who has not previously entered into a Tenancy Agreement with us;
  • not already be in discussions with us about booking accommodation at the time of referral;
  • not be an employee, officer, agent, contractor, or family member of an employee of ours or any of our associated companies; and
  • not be a member of the same household as the Referrer at the time of referral.

 

4. Qualifying Conditions and Reward Entitlement

A Reward of £100 will be paid to both the Referrer and the Referred Friend once ALL of the following Qualifying Conditions have been met:

  • the Referred Friend has been introduced to us by the Referrer using our designated referral process (see clause 5);
  • the Referred Friend has signed a Tenancy Agreement with us for student accommodation;
  • the Referred Friend has paid the Deposit in full as required under their Tenancy Agreement; and
  • the Referred Friend has paid the First Instalment of rent in full and on time as required under their Tenancy Agreement.

For the avoidance of doubt, no Reward shall be payable to either party unless and until all four Qualifying Conditions above have been satisfied. Partial satisfaction of the Qualifying Conditions does not entitle either party to any payment or partial payment.

 

5. How to Make a Referral

To make a valid referral under the Scheme, the Referrer must:

  • ask the Referred Friend to mention the Referrer’s full name and contact details when making an enquiry or booking with us; OR
  • use any dedicated referral link or code we provide from time to time for the purposes of the Scheme.

Referrals made by any other method (including verbal referrals that are not documented at the time of the Referred Friend’s enquiry) will not be accepted. We reserve the right to request evidence of the referral.

Each Referrer may refer multiple friends, and a Reward will be payable for each Referred Friend who satisfies the Qualifying Conditions. There is no cap on the number of referrals a Referrer may make unless we notify you otherwise.

 

6. Payment of Reward

Subject to the Qualifying Conditions being met:

  • we will contact both the Referrer and the Referred Friend within 28 days of the Qualifying Conditions being satisfied to arrange payment of the Reward;
  • the Reward of £100 will be paid to each eligible party by voucher to the e-mail address given as part of the tenancy, or such other method as we may notify to you;
  • Rewards are non-transferable and cannot be exchanged for any alternative form of payment or benefit unless we agree otherwise in writing; and

7. General Conditions

  • We reserve the right to withdraw, suspend, or amend the Scheme or these Terms and Conditions at any time. Any changes will not affect referrals already made where the Qualifying Conditions have already been met.
  • We reserve the right to disqualify any Referrer or Referred Friend from the Scheme if we reasonably suspect fraud, misuse, or any breach of these Terms and Conditions.
  • Only one Referrer may claim a Reward in respect of any single Referred Friend. Where more than one person claims to have referred the same Referred Friend, we will use our reasonable discretion to determine which referral to recognise, and our decision shall be final.
  • The Scheme may not be used in conjunction with any other promotional offer or discount unless we expressly agree otherwise in writing.
  • Participation in the Scheme does not form part of your Tenancy Agreement and does not affect your rights or obligations as a tenant.
  • We are not responsible for any referral that is lost, delayed, or not received due to technical issues, postal delays, or any other cause outside our reasonable control.

 

8. Data Protection

By participating in the Scheme, you agree that we may use your personal data (including your name and contact details) for the purposes of administering the Scheme. We will handle your personal data in accordance with our Privacy Policy, a copy of which is available on our website or upon request. Referrers should ensure they have the consent of their Referred Friend before sharing that person’s contact details with us.

 

9. Limitation of Liability

To the fullest extent permitted by applicable law, Homie shall not be liable for any indirect, consequential, or special loss or damage arising out of or in connection with participation in the Scheme. Nothing in these Terms and Conditions shall limit our liability for death or personal injury caused by our negligence, or for fraud or fraudulent misrepresentation.

 

10. Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of England and Wales. Any dispute arising out of or in connection with the Scheme shall be subject to the exclusive jurisdiction of the courts of England and Wales.

These Terms and Conditions apply to the following Homie promotional offers:

  • the £250 Cashback Offer for eligible 2026/27 tenancies; and
  • the Refer a Friend Scheme, under which an eligible Referrer and Referred Friend may each receive a £50 reward.
  1. Introduction

Homie, Homie Management Limited, Homie Management Limited Too, TKO Homie HMO Limited and TKO Homie Newcastle Limited (“Homie”, “we”, “us”, “our”) operate promotional offers from time to time in connection with accommodation managed or offered by us.

These Terms and Conditions set out the eligibility requirements and conditions applicable to the £250 Cashback Offer and the Refer a Friend Scheme.

By participating in either promotion, you agree to be bound by these Terms and Conditions.

These Terms and Conditions should be read alongside your Tenancy Agreement and any other terms applicable to your tenancy. Participation in a promotion does not amend or replace the terms of your Tenancy Agreement.

PART A – £250 CASHBACK OFFER

  1. The Offer

2.1 Eligible new tenants who enter into a qualifying Tenancy Agreement for the 2026/27 academic year may receive a promotional benefit of £250 (“Cashback Offer”), subject to these Terms and Conditions.

2.2 Although advertised as “£250 Cashback”, the promotional benefit will be provided as a £250 credit against the tenant’s first rent payment or first rent instalment falling due under the Tenancy Agreement, rather than as a cash payment.

2.3 The Cashback Offer is available only in relation to rooms or properties specifically advertised by Homie as being included in the promotion.

2.4 The Cashback Offer applies to qualifying bookings made during the promotional period and is subject to availability.

  1. Eligibility for the £250 Cashback Offer

To qualify for the Cashback Offer, the tenant must:

  • be a new tenant entering into a qualifying Tenancy Agreement for the 2026/27 academic year;
  • book a room or property that is included in the promotion at the time of booking;
  • enter into and complete all documentation required for the Tenancy Agreement;
  • complete any required guarantor documentation or other security arrangements, where applicable;
  • pay any Deposit or other sums required to secure the tenancy in accordance with the applicable booking terms and Tenancy Agreement; and
  • comply with the terms of their Tenancy Agreement.

Unless Homie expressly confirms otherwise in writing, the Cashback Offer is not available to existing tenants in respect of a tenancy that has already been entered into before the promotion commenced.

  1. Application of the £250 Credit

4.1 The £250 promotional credit will be applied against the first rent payment or first rent instalment due under the qualifying Tenancy Agreement.

4.2 The tenant will therefore be required to pay the amount otherwise due for that payment or instalment less the £250 promotional credit.

4.3 Where the first rent payment or instalment is less than £250, any remaining promotional credit will be applied against the next rent payment falling due until the full £250 credit has been used.

4.4 The £250 promotional credit:

  • has no cash alternative;
  • cannot be transferred to another person or tenancy;
  • cannot be exchanged for another promotional benefit; and
  • will not be paid into the tenant’s bank account or otherwise redeemed for cash.

4.5 If the tenancy does not proceed, is cancelled, surrendered or otherwise ends before commencement, the tenant will not be entitled to receive the unused promotional credit as cash.

4.6 Nothing in these Terms and Conditions affects any statutory right the tenant may have to cancel, challenge or otherwise bring a tenancy to an end where such a right applies.

PART B – REFER A FRIEND SCHEME

  1. The Scheme

5.1 Homie operates a Refer a Friend Scheme (“the Scheme”) that allows eligible customers to receive a reward when they refer a new tenant who goes on to enter into and commence a qualifying tenancy with us.

5.2 Under the Scheme:

  • the eligible Referrer will receive £50; and
  • the eligible Referred Friend will receive £50,

subject to the Qualifying Conditions set out below.

  1. Definitions

For the purposes of the Scheme:

“Referrer” means an existing or prospective tenant who has entered into a Tenancy Agreement with us and refers a Referred Friend in accordance with these Terms and Conditions.

“Referred Friend” means a new customer referred to us by an eligible Referrer.

“Referral Reward” means £50 payable to the Referrer and £50 payable to the Referred Friend in accordance with these Terms and Conditions.

“Qualifying Conditions” means the conditions set out in clause 8 that must be satisfied before either party becomes entitled to a Referral Reward.

“Tenancy Agreement” means the legally binding agreement entered into in respect of accommodation offered or managed by us.

“Deposit” means any tenancy deposit payable in accordance with the Tenancy Agreement.

“First Instalment” means the first scheduled rent payment due under the Tenancy Agreement.

  1. Eligibility

7.1 Referrer Eligibility

To participate as a Referrer, you must:

  • be aged 18 or over;
  • be an individual who refers a prospective new tenant to Homie in accordance with the referral process set out in these Terms and Conditions. You do not need to be a current or prospective Homie tenant to participate; and
  • not be an employee, officer, agent or contractor of Homie or any associated company where the referral is made in the course of their employment, engagement or professional duties.

Referrers may include, for example, current or former tenants, students, friends, family members or other individuals who introduce an eligible new customer to Homie.

7.2 Referred Friend Eligibility

To participate as a Referred Friend, the person referred must:

  • be a new customer who has not previously entered into a Tenancy Agreement with us for the accommodation being booked;
  • not already have reserved the relevant accommodation with us before the referral is made;
  • be referred to us in accordance with the referral process set out in clause 9; and
  • go on to satisfy all of the Qualifying Conditions set out in clause 8.

The Referred Friend may be a friend, family member, housemate or member of the same household as the Referrer. Being related to, living with, or intending to live with the Referrer does not prevent either party from participating in the Scheme, provided all other eligibility requirements and Qualifying Conditions are met.

  1. Qualifying Conditions

A Referral Reward of £50 will become payable to both the Referrer and Referred Friend only once all of the following Qualifying Conditions have been met:

  • the Referred Friend has been introduced to us using the referral process described in clause 9;
  • the Referred Friend has entered into a qualifying Tenancy Agreement with us;
  • any Deposit required under the Tenancy Agreement has been paid in full;
  • the Referred Friend has paid the First Instalment of rent in full and on time; and
  • the Referred Friend’s tenancy has commenced.

No Referral Reward is payable to either party unless all applicable Qualifying Conditions have been satisfied.

If the Referred Friend cancels, withdraws or otherwise does not commence their tenancy, neither the Referrer nor the Referred Friend will be entitled to the Referral Reward.

  1. How to Make a Referral

To make a valid referral under the Scheme, the Referrer must either:

  • ask the Referred Friend to provide the Referrer’s full name and contact details when making their initial enquiry or booking with us; or
  • use a dedicated referral link, form or referral code provided by us.

The referral must be recorded before or at the time the Referred Friend makes their booking.

Retrospective referral claims made after the booking has been completed will not normally be accepted.

We reserve the right to request reasonable evidence that a valid referral took place.

Each eligible Referrer may refer multiple friends. Unless otherwise stated for a particular promotion, there is no cap on the number of qualifying referrals a Referrer may make.

Only one Referrer may receive a Referral Reward in respect of each Referred Friend. Where more than one person claims to have referred the same individual, we will determine which valid referral was received first based on our records.

  1. Payment of Referral Rewards

Once all Qualifying Conditions have been satisfied:

  • we will arrange the Referral Reward within 28 days;
  • the Referrer will receive a £50 reward;
  • the Referred Friend will receive a £50 reward; and
  • we will communicate the applicable payment or reward method to each eligible participant.

Unless otherwise specified as part of the promotion, Referral Rewards may be provided by voucher, rent credit or another payment method notified by us.

Referral Rewards are personal to the eligible participant and are non-transferable.

PART C – GENERAL TERMS

  1. Combining Promotional Offers

11.1 Unless a particular promotion expressly states otherwise, the £250 Cashback Offer and the Refer a Friend Scheme may be used together, provided that the eligibility requirements and Qualifying Conditions for each promotion are independently satisfied.

11.2 Accordingly, an eligible Referred Friend may receive both:

  • the £250 promotional rent credit; and
  • the £50 Referred Friend Referral Reward,

where they independently qualify for both offers.

11.3 The Referrer may separately receive their £50 Referral Reward in accordance with the Scheme.

11.4 Neither promotion may be combined with any other discount, incentive or promotional offer unless Homie expressly confirms otherwise.

  1. Availability and Changes to Promotions

12.1 Promotional offers are subject to availability and may apply only to selected rooms, properties, cities, tenancy types or booking periods.

12.2 We may withdraw, suspend or amend a promotion or these Terms and Conditions where reasonably necessary.

12.3 Any withdrawal or amendment will not affect a promotional benefit already earned where all applicable qualifying conditions have been satisfied before the change takes effect.

12.4 Where a tenant has entered into a booking or Tenancy Agreement on the basis of a promotion confirmed by us as applying to that booking, we will honour that promotion subject to the eligibility and qualifying conditions applicable when the booking was made.

  1. Misuse and Fraud

We reserve the right to withhold or refuse a promotional benefit where we reasonably believe that:

  • false or misleading information has been provided;
  • a referral has been fabricated;
  • there has been fraud, abuse or manipulation of a promotion;
  • the participant has attempted to obtain multiple rewards for the same qualifying booking; or
  • the applicable Terms and Conditions have not been satisfied.

Any decision to withhold a promotional benefit will be made reasonably and based on the circumstances and information available to us.

  1. Relationship with the Tenancy Agreement

Participation in a promotion does not form part of or vary the terms of the Tenancy Agreement unless expressly incorporated into that agreement.

Nothing in these Terms and Conditions affects a tenant’s statutory rights or any rights or obligations arising under their Tenancy Agreement.

  1. Data Protection

We may process personal data, including names and contact details, where necessary to administer the Cashback Offer and Refer a Friend Scheme, verify eligibility, communicate with participants and provide promotional benefits.

Personal data will be handled in accordance with our Privacy Policy and applicable data protection law.

Referrers must ensure that they have the Referred Friend’s permission before providing that person’s personal information to us. Alternatively, the Referred Friend may provide the Referrer’s details directly when making their enquiry or booking.

  1. Liability

Nothing in these Terms and Conditions excludes or limits any liability that cannot lawfully be excluded or limited, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation.

Subject to the above and to the extent permitted by law, we will not be responsible for losses that were not reasonably foreseeable as a result of participating in a promotion.

We will not be responsible for referrals or promotional claims that are not received due to circumstances outside our reasonable control, including technical failures, provided that this does not affect any rights a participant may have under applicable law.

  1. Governing Law

These Terms and Conditions are governed by the laws of England and Wales.

If you are a consumer, you may have the right to bring proceedings in the courts applicable to where you live. Nothing in these Terms and Conditions limits any rights you may have under applicable consumer law.
